Transforming a Failing Asbestos Roof

The minute ‘asbestos’ is mentioned in relation to any refurbishment work, it immediately changes the way in which the project is approached.

This wasn’t just about fixing leaks or improving performance. It was about removing risk, improving the working environment, and making sure the building could continue serving the community long into the future.

Understanding the Real Problem

From the outside, the issues might have looked typical—an ageing roof, signs of wear, and some ongoing performance concerns.
But as our Project Manager explains, the reality was more complex.

“With asbestos in the roof, you’re not just dealing with deterioration—you’re dealing with a material that poses a risk if left unmanaged. At the same time, the building wasn’t performing well thermally, and the internal environment wasn’t what it should be for the people working there every day.”

On top of that, the facility couldn’t simply shut down while works were carried out.
“This building plays an important role in the community. Keeping it operational throughout the project wasn’t optional—it was essential.”

Taking the Right Approach

“There’s always a temptation to try and extend the life of what’s already there. But in cases like this, that usually just delays the problem.

“The first step was the safe removal of the asbestos materials—carried out under strict controls to ensure the safety of both the site team and those using the building. Once that was complete, the focus shifted to building something that would perform long-term.

“We installed a new insulated roofing system to bring the thermal performance up to where it should be. That’s what makes the difference day-to-day—keeping the building comfortable all year round. Adding the rooflights completely transformed the internal space. It’s much brighter now, and that has a real impact on how the environment feels for staff.”

Delivering Without Disruption

One of the biggest challenges on the project wasn’t technical—it was operational.

“We had to carry out the work while the building was still in use, that takes planning, communication, and coordination with the client to make sure everything runs smoothly.”

Maintaining that balance was critical—not just to the success of the project, but to the people relying on the facility.

Looking Beyond the Immediate Fix

While the immediate improvements are obvious, the long-term impact is just as important. The upgrade strengthens the building’s overall value and usability. For our perspective, this project is a good example of why taking the right approach from the start matters.

Thinking About Your Own Building?

If you’re dealing with an ageing roof, ongoing issues, or concerns around materials like asbestos, it’s worth asking whether a repair is really the right solution. As this project shows, sometimes the best option is to take a step back and look at the bigger picture.
