“When we first surveyed this building, it was clear that patching wouldn’t cut it—the roof was in poor condition and needed a roof overcladding approach to protect it long-term. The existing valley gutter was completely undersized and causing regular overflow issues, so one of our first decisions was to redesign that system entirely. We increased its capacity by 300%, which gives the building the drainage performance it needs to handle Scotland increasingly heavy rainfall.

“Because the roof substrate was so deteriorated, we had to install saddle clips before putting in the bar and bracket system—getting that sequencing right was critical to ensuring structural integrity. We added 100mm of insulation to bring the thermal performance up to standard, then finished with a new plastisol-coated top sheet and colour-matched flashings. The transformation has been significant.

“The building is now fully watertight, thermally efficient, and far more appealing to potential tenants. The client was particularly pleased with how we kept them informed throughout, using our digital project tracking system so they could see progress week by week. It exactly the kind of transparency and quality delivery we aim for on every project.”
