Project Manager Summary – Roof Overcladding Moray
In this project video, the Project Manager from Industrial Roofing Scotland outlines the delivery of a full roof overcladding refurbishment at an operational industrial facility in Moray. The overview explains the condition of the ageing roof, the risks posed by ongoing water ingress, and how a planned overclad solution restored weatherproofing and thermal performance while allowing the client to maintain day-to-day operations throughout the works.
“From the outset, I could see the main issue was persistent leaks and general deterioration across the existing sheets and rooflights. Water ingress was starting to affect the internal environment and posed a risk to equipment and stored materials, so keeping the building operational while we fixed the problem was critical. A full strip and replacement would have created unnecessary disruption, additional waste and longer downtime, so we ruled that out early on.
Instead, we planned a structured overcladding approach. We installed a new support and spacer system, replaced the rooflights, fitted new top sheets and completed all flashings and weatherproof detailing in phases. That allowed us to keep sections of the building live while we worked. Safety and sequencing were key — controlled access, fall protection and close supervision meant the job progressed steadily even with the local weather challenges. By the end of the project, we had a fully watertight roof with improved insulation and a much more durable finish that will reduce maintenance and protect the client’s operations long term.”
