Project Manager Summary – Roof Overcladding Glasgow
In our latest project manager summary, we discuss how we tackled a full roof overcladding project at a paper recycling facility in Glasgow. The building had been experiencing severe water ingress caused by deteriorating asbestos roof sheets and failing rooflights, the project was planned and delivered while the facility remained operational throughout.
“When I first assessed the site, it was clear that water ingress was causing real problems for the client—stock was getting damaged, and the existing roof had
deteriorated to the point where repairs simply wouldn’t cut it.
“The asbestos sheets were riddled with holes and cracks, and the rooflights were in a similar state. We ruled out patchwork fixes early on because the client needed a long-term solution, not something that would fail again in a few years. The biggest
challenge was keeping the recycling plant running while we carried out a full overcladding installation.
“We planned the work in phases, coordinating closely with the client to minimise disruption. We installed a complete over-roof system with 100mm insulation, a new single-skin top sheet, and replaced all the old asbestos gutters with external box profile units. New rooflights were fitted to improve daylighting inside the building, and we made sure every weathering detail was properly sealed.
“The outcome speaks for itself—the building is now fully watertight, the client’s stock is protected, and they’ve got long-term warranties in place that will reduce maintenance costs for years to come. The client was particularly pleased with how the building looked once we’d finished, and the fact that we managed to deliver it all without shutting down their operations.”
